SUBDIVISION OUTLINE
Many people are confused by what is entailed in completing a Subdivision like
this in NSW. It is not a particularly difficult process as most of the hard work
with paperwork and council approvals are already done. In the download for
Subdivision Costings (Go To:

is a letter from Council stating that "Sufficient work has been done to preserve
the Consent".

This brings the project to the stage of Subdivision Commencement. What this
means to you is that you can finish the project in your own time. For most
people this means waiting until the prices go up, then they finish off the
project and reap the rewards.
The BENEFIT to you is simple. When Prices in the area double (As in a 1 Mill
property is now worth 2 Mill, etc.) your property has developed a net potential
worth of $6 Million. Even if you do not DO the subdivision, the net valuation
increase means you can borrow more to complete other projects. Obviously, if you
do complete, the rewards are clear.
