PROPOSAL OUTLINE - Share Ownership Option

This property is already approved for subdivision. Three blocks are ready to go, and the proposal for shared ownership means that NINE INVESTORS will each get a 1/3 share of the individual blocks. (This means there is no specified time frame for completion of the subdivision)

  •  What I am offering is a deal where the NINE PEOPLE come in with just $200K. 9 x $200K adds to the current value of the property ($1.8 Million) and I will also build with this a large $200K shed that is home base for all operations on the property (Including office space for each owner). The goal is simply to move the title out of the hands of the bank and into the hands of people who want a country weekender.

  • YOU GET to personally select the area you wish to have as your own, and office space in the community centre.

  • You CAN convert Super Funds into ownership of land in these circumstances

How this works is very simple and we outline it here in clear detail:

Your Investment starts the process by purchasing the title off myself, the current owner. We then register the title into a company property where you hold shares and also where you are also registered on title as a part owner of the property. (This Registration and Shareholding can be converted to ownership of your selected Community Title blocks if people wish to go down that path)

We build lovable ... I mean liveable ... sheds suitable designed to be large and comfortable. We also conduct registered survey and define each others personal space. We also tie the surveyed area up as a fixed leasehold that gives you absolute security of tenure.

The Stages of Development are Simple:

First, it is simple purchase of Mortgage from Bank.
Second is the setting up of the property for the new owners
Third comes the completion of the subdivision. (Three owners to each block)
Forth is the potential for Community Title

Rough Costings BREAKDOWN for going to Community Title
 
 Property Purchase  $ 1,800,000
 After this owners can proceed to:  
 Subdivision Completion  $    300,000
 Community Title Applications  $    320,000
 Finalization of Works  $    580,000
 Community Centre  $    included
 Community Facilities  $    175,000
 TOTAL  $ 3,175,000

Once Community Title Approval is stamped on the Linen Plan (which allows individual financing of each Block through the banks) each individual block will have a value of approx. $400,000.00 This gives the property a Net Value of 20 x $400K or Eight Million Dollars

NOTE: Completion to design standards for Community Title represents a currently unknown cost. We estimate the basic cost to be approximately $580K all up will include first class roads and significant internal development. (Dams, Self Generation of Power, etc.)
